Me an my other half are thinking of going for a pub again, any thoughts ?

Unless you do good food and lots of it, not much point, good pubs are closing everywhere due to lack of trade.
I wonder why they always seem to be turned into flats... probably more money in them I suppose.

Totally agree with the above, if your not able to really focus on good pub food or even a Sunday carvery type place its gonna be very tough, and long hours to make little or no profit. Look into the books and everything before you even consider it.

A Freehouse can still be profitable but don't bother with anything tied, or with one of the nasty big Pubcos.

thanks guys, initially it will be a 'tenant at will', which will lead into full wet tie, not sure at the moment, as need all the books and details - kitchen ok but no appliances or even a kitchen sink.
Guaranteed 45% profit for wet sales. Checked cellar and needs complete overall including white wash

I'm no expert but alarm bells starting to ring already, I would be giving it a miss.
There was a program on TV a while back about getting tennents in doing it up and it failing and they just get the next in, often after they spend cash getting up to scratch.
and 45% wet sales is ok if your getting plenty of wet sales which most these days are not.
remember 45% of not a lot is less than half of not a lot lol

Just to weigh in, I have to agree with what others have said, steer clear, 45% does seem impressive but there not being a kitchen sink worries me. Every decent (decent as in trade) pub near me does food, food is where the money is.
My family used to be in food retail, chippies and that was lucrative, the pubs near to the shops were always changing hands, people would try but the just couldn't make a go of it and this was in the good old days as well. Some close friends of mine are still in that game and the do very well out of it, again, the pubs near them that are busy do food, those that don't, do not do well.
Since you can no longer smoke in pubs, trade really has been hit in the wet pub game I understand.

Guys thanks for your responses, just popped down - and one member of staff seems to own the place - buying and selling their own drinks and seems to be part and parcel of the deal - tenants living above the pub who 'work there', a separate flat which the brewery knew nothing about who already has a tenant - they said its up to you what to do with that, no details at all of the services, water, gas, electric.
Rent dicussed - we can start at just £10 per week, and build up from there - 24 hours notice to quit either side - but we will handshake on a month.
Investment £2000, (then heard of the grapevine another £3000 for stock etc)
We tested the water so to speak and the first round was £6.20 - charged us £6.00 as no change in the till, second round £6.20 due - staff forgot to take the money, and 3rd round - money taken!, all the time, the till saying 'please log in',
cellar has total mould - unacceptable and i said you would be closed down instantly - response - we will charge the previous tenant for that - the tenant has only been there fore 8 weeks, the state of mould can not grow that quickly.
Staff boasted that they earn more in 2 weeks working behind the bar than a full month in a care home.
The whole operation is running with no one with a personal licence - totally illegal
This one I will give a miss!
